FROM PLS: RATES TICKING UP!
  • Inflation data and other indicators show the American economy remains strong. While this is great news for many reasons, it is rate unfriendly.
  • Conventional 30 Year Fixed rates ticked up to 7.25%
  • Recent Fannie Mae report projects even higher rates through the end of 2024. https://www.fanniemae.com/newsroom/fannie-mae-news/hot-economy-inflation-likely-keep-rates-higher-longer
  • Some economists predict rates could rise as high as 8% this year.

Leverage Temporary Rate Buydowns to help Buyers and move Listings!
  • Seller funded temporary rate buydowns cost sellers less than price reductions and greater benefit buyer monthly payment!
  • Buydowns can extend reduced payments for 1-year, 2-years or 3-years. The 2-year buydown is most common choice for seller-funded.
  • Example: $350,000 Purchase Price, $315,000 loan amount, Fixed Note rate 7.25%, Minimum Seller Credit for 2-1 Buydown = $7426, Year 1 Buyer pays 5.25% = $409.41 LESS PER MONTH; Year 2 Buyer pays 6.25% = $209.35 LESS PER MONTH!
  • Seller funded temporary buydowns are the “Gift that keeps Giving”! Seller Credit to fund temporary buydowns is held in Buyer’s escrow to subsidize monthly payments. If Buyer refinances within the 2-year buydown period, remaining buydown funds in escrow are applied to loan balance to help offset the cost of refinance!
  • Ask your PLS Mortgage Partner to run calculations for your listings or before you write your next offer so you know how much seller credit is needed for this great tool!
