AI is the science of making machines that can think like and interact with humans. It can include algorithms, automation, navigation, chatbots, shopping, facial recognition, and more!
Keep in mind, AI is NOT NEW! Development of this technology started in the 1950’s. It’s about time we started integrating it into our daily lives to make us more efficient and effective.
Why should you care about AI?
First off, don’t be afraid of it. AI isn’t going to replace you. As long as you’re continuing to develop relationships and build trust with your customers, you can’t be replaced.
What you should keep in mind is that AI can change the way you work, and definitely for the better! Real estate agents who take advantage of AI can develop a significant advantage over agents who don’t, as long as it’s used properly.

The Rules Of AI
Using AI properly and getting results you can actually use requires practice and knowledge. Learn to crawl before you try to walk… or run! First, let’s learn the rules of AI.
Rule #1
AI is an UNTRAINED EMPLOYEE.
It needs onboarding, training, and instructions.
AI tools are packed with potential! BUT you need to always make sure that you’re giving it proper GUIDANCE.
Make sure AI understands both its ROLE and your OBJECTIVES so it can produce the output you’re looking for.
Junk in = junk out, so be specific! Not getting the results you want or expect? Try again! Rephrase and provide more detail.
Rule #2
It lives in the PUBLIC DOMAIN.
The information AI has available includes its base knowledge, all of the prompts inputted by users, and user feedback on quality.
Anything you type into an AI tool could potentially be made available to another user since it’s become part of the program’s knowledge base and machine learning environment.
DO NOT enter private, proprietary, or confidential information when working with AI.
Rule #3
YOU are in charge of compliance.
AI should be considered as a tool that can be used to make you more efficient.
It is NOT a substitute for a real estate professional’s judgment or experience. YOU are licensed and educated. AI IS NOT.
You should ALWAYS carefully review any generated content for ACCURACY and LEGALITY before using them.
YOU are the expert. Remember, AI is your untrained employee whose best skill is that it’s great at finding info and putting it into written prose.
Rule #3
VERIFY! AI can hallucinate.
AI can get creative, sometimes producing inaccurate content.
Like a human, AI is still learning and doesn’t know everything. Its goal is to give you what you’re looking for. As a result, AI has been known to just make stuff up! Keep in mind that one of its main sources of information is the INTERNET.
AI should NOT be treated as an information source that knows and understands all. VERIFY information and facts.
How To Train Your AI Tools
If you’re going to use AI as a tool in your business, you need to learn how to train it or talk to it in a way that will get you the results you want and need.
AI needs guidance and instruction. You may need to put a box around AI so it doesn’t go off the rails. You do this by BEING SPECIFIC with your prompts.
One of the best ways to do that is by using the 4 P’s!
PRIME
Set the stage so AI understands the right context, role, and relevant data for the task at hand. There are four elements to priming. Remember RISE – role, input, steps, expectation.
Role – Specify the role you want AI to take on. Who do you want it to be? What expertise should it have? For example, “Act as an experienced real estate agent with more than 10 years of marketing expertise.”
Input – Describe the relevant information. Direct its focus and provide the information it needs to complete your task properly. For example, “The audience I want to target is homeowners with 50% or more equity who have lived in their home for over 10 years.”
Steps – Ask for detailed steps required for your output. What are you requesting that it do? For example, “I am looking to create a 30-day social media marketing campaign for a new property.”
Expectation – Describe your output/result(s). Specify the format and output you want. For example, “For the 30-day campaign, provide the output in a table format and have the following columns in the table – day, type, message, social media platform, hashtags.”
PROMPT
This is where you give AI its directions. You’re giving AI a specific task or question, telling it exactly what you need. It should include ALL of the instructions you developed during PRIMING.
POLISH
AI is powerful, but it might not always sound exactly like you. Polishing is about taking what the AI produces and refining it. It’s like editing a property listing to match your unique style, voice, or marketing angle.
PUBLISH
Once you are satisfied with AI’s output and it aligns with your voice and the message you want to convey, it’s time to share it with the world!
Learning ChatGPT
ChatGPT, which was released to the public in November 2022, made AI generally available to the public. It’s one of the most commonly used AI tools on the market today. ChatGPT is available on OpenAI’s website and is also available in a mobile app, which is available for download in both Apple’s App Store and the Google Play Store.

Our recommendation? Start with FREE. Once you LOVE it, upgrade.
Things You Need to Know
Knowledge Base
By default, ChatGPT only knows things that happened or existed prior to September 2021. This means it doesn’t have access to information or events that occurred after that date.
That’s because it’s based on pre-existing data up to that point. In essence, WITHOUT HELP, it doesn’t know anything after its own birthday.
So how do we HELP it learn beyond September 2021? We give it internet access!
For GPT-4 (PAID)
Use Chrome, and install a browser extension called WebChatGPT. Another option is to add a plugin called BrowserOp.
App Version
For GPT-3.5 (FREE)
No options are currently available.
For GPT-4 (PAID)
The ‘Browse with Bing’ option can be used, but reviews on it aren’t great right now.
Memory
Like humans, ChatGPT will forget things after a while. Its memory is based on units called ‘tokens’.
What’s a token? A token in ChatGPT is a unit of text, like a word or a character. It’s used to manage processing limitations. ChatGPT-3.5, for example has a memory of 4,000 tokens = ~3,000 words.
Why do tokens matter? If you’ve maxed out your tokens, Chat GPT will start forgetting things you discussed at the beginning of your chat conversation.
What’s the fix?
Fix # 1 – Track your tokens using a Chrome browser extension, like ChatGPT Token Counter. *Please note – this is not available when using the app!
Fix #2 – Start new chats for each task to limit history.
Fix #3 – Long chat sequence? Summarize, and reuse! Copy/paste the content from previous prompts and responses and use them in your new prompts.

Keep typing the same instructions regarding role and tone of voice? Save them in your settings!
GPT-4’s PLUGIN OPTIONS
One of the biggest benefits of upgrading to a paid account with GPT-4 is the ability to use plugins!
Plugins will take your use of ChatGPT to a whole new level. Access to 1000+ plugins that extend the AI chatbot’s capabilities. They will allow ChatGPT to read pdf’s, create charts, summarize videos, and more.
Up to three plugins can be used in a chat, and they cannot be changed once a chat has begun. So it’s important to select the right ones before you begin.

Mastering Writing Styles
An important thing to consider when using AI to create content is the instruction you provide regarding its writing style. Understanding how writing styles work, and using the correct one for your current task means that you’ll be much happier with your results, and you’ll have to do much less polishing before you can move on to the next item on your to-do list.
Below are some common writing styles and some sample instructions you can use to achieve them when using AI writing tools like ChatGPT.
PRO TIP: Test them out to decide what you like, and when you’d potentially use them. The best way to do that is to give it the exact same task but provide different instructions regarding tone of voice, and see how your results change!
Professional
“Use a professional voice and tone. Use industry-specific language and terminology, provide detailed and accurate information, and support your argument with statistics, research, and expert opinions.”
Conversational
“Use conversational voice and tone. Imagine you’re talking to a friend and using natural language and phrasing.“
HUMOROUS
“Use a humorous voice and tone, include jokes, and write with irony when appropriate.“
Academic
“Use a formal and academic tone, advanced vocabulary and grammar, and provide a thorough analysis of the subject matter. Explain complex concepts clearly and use examples from various fields. Present counterarguments objectively.“
EMPATHIC
“Use empathetic voice and tone.“

Need To Simplify?
Do your ChatGPT results sound too much like a research paper? Here’s a way to make your results more readable and easy to understand.
“Write at a 5th-grade level. Use clear and simple language, even when explaining complex matters. Lean toward short sentences and don’t use jargon or acronyms.”
Specify Your Structure
Would you like your results to be organized with titles, subtitles, bulleted lists, etc.? Try markdown language.
“Format your response using markdown. Use headings, subheadings, bullet points, and bold or italicized text to organize the information where applicable.”
Provide Feedback To Refine
It’s important to remember to think of ChatGPT as having a conversation. Review the content it generates and remember that constructive feedback, along with the right prompts, is crucial. Specific feedback provided after a response is received, like “The tone was great, but can we delve deeper into __________?” can work wonders.
Summarize The Style
Receive a content result that you’re incredibly happy with? Next, ask ChatGPT to summarize its own definition of the style so that it can be reused easily in the future! For example, prompt ChatGPT with something like, “Can you describe the writing style we’ve developed here step-by-step as if you were explaining it to another AI to ensure we get the same style and consistency?”
Convert For Other Formats
Once ChatGPT has provided you with your desired results, use it in other formats! Got a great video script? Ask ChatGPT to convert it to a Facebook post, then an Instagram post, then an Instagram story, a blog post, an email, a short preview teaser to include in a newsletter, etc. Work smarter, not harder. Take your great content and use it everywhere! A great piece of content can turn into a series of posts, emails, videos and more than be strategically spread out over a month, quarter, or even an entire year!
Emulate A Person
You can even enter a persona or character you’d like ChatGPT to adopt for a conversation! Simulate a historical figure, fictional character, known professional, or even a celebrity. ChatGPT just has to be able to ‘find’ enough content online for that person in order for it to work.
For example, you could use a prompt like: “Act as [person] and write 50 words on [topic].”
Need more nuance?
As we’ve already stated, the more detail you give AI writing tools like ChatGPT, the more you like your results. While the writing styles listed above are great, perhaps they’re just not sounding like YOU.
If you’d like to put a little more work into it, you can use additional adjectives to describe an output that will be more in line with your goals. It’ll take some time, but if you’re willing to invest it, you can easily come up with a customized tone of voice list that perfectly matches your brand and personality.
