I got so caught up in closings last week that I completely forgot to tell you the most important thing happening right now.
Interest rates dropped. And there’s still $8 million in down payment assistance available.
Here’s what that means:
Mortgage rates are averaging 6.06% right now. A year ago they were over 7% according to Freddie Mac. On a $400,000 home, that’s around $247 less per month. Same house. Lower payment.
And Florida’s Hometown Heroes program still has $8 million in funds available for down payment assistance (as of 1/22/26). Teachers, nurses, firefighters, law enforcement, EMTs, military, childcare workers—the list is long.
Most people have no idea this exists.
Why this matters:
