The idea usually starts much earlier.
Maybe it’s a conversation about needing more space.
Maybe retirement is starting to feel closer.
Maybe the home that once felt perfect simply doesn’t fit life the same way anymore.
For many homeowners across Tampa Bay, those thoughts often surface during the spring market.
Historically, spring is when more buyers begin searching, more homes come onto the market, and many homeowners start paying closer attention to what homes around them are selling for.
Not because they’re ready to move immediately.
But because understanding the local housing market helps people plan for what might come next.
If you’re a homeowner in Tampa Bay, what’s the bigger question on your mind right now?
A. What is my home worth
B. Should we move
C. Where would we go next
Drop A, B, or C in the comments.
If moving has ever crossed your mind, even as a “someday” idea, save this post. Spring is often when homeowners begin exploring their options. You may find yourself revisiting it when the timing becomes clearer.

SUBJECT: The $50,000 mistake most sellers make
Hi {first_name},
I’ve been digging into the December sales data for our area, and there’s a clear trend when it comes to pricing.
Here’s the big picture: nearly 500 homes sold last month, with a median price of $439,000. But here’s where it gets interesting:
• Over half of the homes on the market had to reduce their price by an average of $51,626.
• Those homes took about 106 days to sell.
Now compare that to homes priced right from the start: they sold in just 37 days.
The first week on the market is critical. That’s when buyers are most active. A smart pricing strategy can make all the difference.
If you’re curious about what’s happening in your neighborhood, I can pull the numbers for you. I’ll show you:
• What homes like yours are selling for
• How long they’re staying on the market
• The pricing strategies that are getting results
Just reply with VALUE, and I’ll send you the details.
Looking forward to helping you make sense of the market!

Every Friday at 2 PM (non-negotiable):

VARIATION 1: THE SHOCK VALUE
You’re not going to believe what just sold on [street near them]. $520K. For a 3/2 built in 1978. No pool, no updates. What do you think about that?VARIATION 2: THE RENTER REALITY
I just saw a rental listing in [their area] for $2,600/month. For a 2-bedroom! That’s insane. Are you still renting over there or did you end up buying?
VARIATION 3: THE NEIGHBORHOOD BUZZ
Three houses on your street just went up for sale in the last week. Are you guys all coordinating this or what’s going on over there? 😂
VARIATION 4: THE PRICE DROP
Did you see that house on [street name] dropped their price again? Third time in two months. I don’t know who told them to list at $550K but yikes.
VARIATION 5: THE PRICE JUMP
I just saw what homes are going for on your street now. Didn’t you say you paid like $350K back in 2020? They’re selling for $500K+ now. That’s crazy.
