Automated valuations don’t see condition, upgrades, layout, or the details buyers actually respond to. They don’t measure real-time buyer demand. I’ve noticed something interesting lately…

Buyers aren’t just asking agents questions anymore. They’re asking AI first.
Things like, “Am I overpaying?” or “Should I wait?”

And honestly… I get it. It feels like a safe place to ask the questions you might hesitate to say out loud.

In fact, nearly half of buyers admit they’re using AI to ask questions they wouldn’t ask an agent directly (1000Watt, 2026). 

But here’s the catch.

AI can estimate value. It can pull comps. It can summarize trends. What it can’t do is interpret what’s actually happening in real time.

It doesn’t know:

  • how competitive that specific home is
  • whether buyers are hesitating or rushing
  • if pricing is strategic… or risky
  • what’s happening this weekin your neighborhood

That’s where the real decisions get made. And the truth is most buyers today have two advisors. The agent they hire… and the AI they consult. 

My role isn’t to compete with that. It’s to bring context to it. To answer the question behind the question, “Does this decision actually make sense for you?”

So now I’m curious… If you were buying right now, what would you ask first:
“Am I overpaying?”
“Is this the right time?”
“What am I not seeing?”

Story Option 1

5 slides that tell the story of how buyers are using AI right now. Share in sequential order in your instagram or facebook stories.

A 2 slide option that uses humor (a meme) to show an example of how AI and algorithms price homes vs how YOU price homes 

Friday: Market Like You Gossip Video Text Messages

Every Friday at 2 PM (non-negotiable):

  • Pull 10 sphere contacts from your phone or CRM
  • Use each of the 5 variations above twice (send to 2 different people per variation)
  • Personalize each one – don’t copy and paste exactly
  • Make it sound like how you actually text
  • Send throughout the afternoon (not all at once)
VARIATION 1: THE SHOCK VALUE
You’re not going to believe what just sold on [street near them]. $520K. For a 3/2 built in 1978. No pool, no updates. What do you think about that?
VARIATION 2: THE RENTER REALITY

I just saw a rental listing in [their area] for $2,600/month. For a 2-bedroom! That’s insane. Are you still renting over there or did you end up buying?

VARIATION 3: THE NEIGHBORHOOD BUZZ

Three houses on your street just went up for sale in the last week. Are you guys all coordinating this or what’s going on over there? 😂

VARIATION 4: THE PRICE DROP

Did you see that house on [street name] dropped their price again? Third time in two months. I don’t know who told them to list at $550K but yikes.

VARIATION 5: THE PRICE JUMP

I just saw what homes are going for on your street now. Didn’t you say you paid like $350K back in 2020? They’re selling for $500K+ now. That’s crazy.
