Monday: Social Media Carousel

CONCEPT

Five slides. The first four are personal, fun, zero real estate. The last slide is the only one that mentions what the agent does. By then the viewer is already engaged. The contrast makes that last slide land harder than it ever would on its own.

SLIDE 2 SWAP: Replace with one true thing about yourself. A food obsession, a drive you will always make, something your friends already know is true. One confession per slide.

SLIDE 3 SWAP: Replace with a real rewatch obsession, a show, a movie, a comfort thing you return to. Something your friends will immediately recognize as true about you.

SLIDE 4 SWAP: Replace with any version of this same pattern. A store you cannot leave empty handed, a habit you have fully accepted about yourself. Keep the self-aware humor.

Monday: 5 Nosy Neighbor Video Texts

  • Pick 5 past clients or farm prospects (strategically rotate through your list)
  • Pull closings from the past 30 days within 3-5 blocks of each address
  • Send video text/video book when you find nearby comps
  • Track and rotate to the next 5 people next week

I track closings and pendings across Tampa Bay every month. Looking at the first 12 days of February, I was pleasantly surprised.

Agent replaces with a real recent sale from their market.

DM SCRIPT 

Send to everyone who comments or messages, before posting the reveal.

Hey [name]! Okay I will tell you what it actually sold for… $411,000. 9 days, 4 offers. Market is moving faster than most people realize right now. You should see what your area looks like.

Story #2

Post Slide 2 (the reveal) 2-3 hours after Slide 1.

EXECUTION NOTES FOR AGENTS

  • Use a real recent sale from your own market. The more local and specific, the more engagement.
  • Reply to every comment with the reveal before posting Slide 2. People who guessed feel like they got the answer first. That feels personal.
  • Post Slide 2 (the reveal) 2-3 hours after Slide 1. DM anyone who commented between the two posts.
  • Do not pitch in the DM. One casual line about the market. Wait for them to respond.
  • Track every commenter and every DM response in your weekly activity report.

Friday: Market Like You Gossip Video Text Messages

Every Friday at 2 PM (non-negotiable):

  • Pull 10 sphere contacts from your phone or CRM
  • Use each of the 5 variations above twice (send to 2 different people per variation)
  • Personalize each one – don’t copy and paste exactly
  • Make it sound like how you actually text
  • Send throughout the afternoon (not all at once)
VARIATION 1: THE SHOCK VALUE

You’re not going to believe what just sold on [street near them]. $520K. For a 3/2 built in 1978. No pool, no updates. What do you think about that?

VARIATION 2: THE RENTER REALITY

I just saw a rental listing in [their area] for $2,600/month. For a 2-bedroom! That’s insane. Are you still renting over there or did you end up buying?

VARIATION 3: THE NEIGHBORHOOD BUZZ

Three houses on your street just went up for sale in the last week. Are you guys all coordinating this or what’s going on over there? 😂

VARIATION 4: THE PRICE DROP

Did you see that house on [street name] dropped their price again? Third time in two months. I don’t know who told them to list at $550K but yikes.

VARIATION 5: THE PRICE JUMP

I just saw what homes are going for on your street now. Didn’t you say you paid like $350K back in 2020? They’re selling for $500K+ now. That’s crazy.
