Data Point #1
Florida Ranks 3rd for Quality of Life
“Florida just ranked among the Top 10 best states to live in America, but there’s another number in this report that really caught my attention.
Florida ranked No. 3 in the entire country for quality of life. And I think that matters when we talk about real estate, because choosing where to live is about so much more than the house itself.
Yes, buyers are looking at price, interest rates, and monthly payments. But they’re also thinking about what their everyday life looks like. What can I do on the weekends? What’s nearby? Where can I eat, shop, and spend time outdoors? Does this community actually fit the way I want to live?
What makes this ranking even more interesting is that Florida scored highly overall despite affordability remaining a challenge.
That tells us something important: value and price aren’t always the same thing. And when you’re making a real estate decision, understanding what makes one Florida community stand out from another is where having a knowledgeable local agent can make a real difference.”
Data Point #2
Florida Is the #2 Most Fun State
“Apparently, Florida knows how to have a good time. WalletHub just ranked Florida the No. 2 most fun state in America, but when you dig into the numbers, it gets even more interesting.
Florida ranked No. 2 for entertainment and recreation, tied for No. 1 for restaurants per capita, and led the country in amusement parks and music festivals per capita.
Add in the beaches, boating, golf, outdoor recreation, and everything else we have access to, and you start to understand why lifestyle is such an important part of Florida real estate.
Because when you buy a home, you’re not just buying bedrooms, bathrooms, and square footage. You’re also choosing what you want your life to look like when you walk out the front door. And that can look completely different depending on where you are in Florida.
So when I’m helping someone compare communities, I’m not only looking at the homes. I’m looking at the lifestyle surrounding them.
Because sometimes finding the right address starts with figuring out how you actually want to live.”
Data Point #3
Florida Attracts Every Generation
“If you still think Florida migration is mostly about retirement, this data might surprise you.
Florida was the only state in the country to rank in the Top 10 for net migration across Baby Boomers, Gen X, Millennials, and Gen Z. And look at these numbers. Florida ranked No. 1 for Gen X movers, No. 1 for Millennials, No. 3 for Baby Boomers, and No. 8 for Gen Z.
We’re seeing it locally, too. Tampa ranked No. 8 nationally for Gen X movers, and Lakeland-Winter Haven ranked No. 6 for Millennials.
Why should homeowners pay attention to that? Because migration helps us understand where housing demand can come from. Different generations bring different priorities, budgets, and housing needs into a market.
It also tells us that Florida’s appeal is much broader than one stage of life.
That’s why I pay attention to data beyond just listings and sales. Understanding who is moving here and why can give us valuable context for what’s happening in our local housing market and what that could mean for your next move.”
Data Point #4
Pasco County Invests $235.4 Million
“If you own real estate in Pasco County, here’s a number worth knowing: $235.4 million. That’s how much Pasco County has approved for 20 infrastructure and mitigation projects across the county.
And this isn’t just one big construction project. More than $122 million is going toward critical infrastructure. Additional funding is going toward public facilities, stormwater improvements, and resiliency projects.
As more homes and communities are developed, the infrastructure around them matters too. Roads, utilities, drainage, public facilities, and storm preparedness all contribute to how a community functions and evolves.
Now, an infrastructure investment doesn’t automatically mean your home value goes up. But it is absolutely something worth paying attention to when you’re evaluating the bigger picture of a market.
A good real estate conversation isn’t just about what homes are selling for today. It’s also about understanding what’s happening around them.”
How to Use This Month’s Marketing Drop
Here are 6 tasks for you to complete to make the most of this month’s marketing collateral drop!
Step #1
- Post at least 2 social media posts per week during the month. Switch them up between the video reels, static posts, and stories to stay visible. Each design is made uniquely to help you all differentiate your posts! You have over 50 social media designs, videos and static images, to choose from, so you can stay visible and share regular updates on social media.
- Use our social media captions to have an instant copy-and-paste caption for your post! These are also a great way to get the juices flowing if you’re thinking about what to write.
Step #2
- Create a green screen video on Instagram or Facebook and use our voiceover reel scripts! You can put a MADI design behind you, or a downloadable reel and use the green screen feature to talk about a market stat.
- Click here for the marketing tip on how to use the green screen feature.
Step #3
- Utilize each of the 4 postcards to send to a particular sphere or community. This can range from a neighborhood you’re farming, a community you’ve sold in before, or your own neighborhood/community, which you want to share industry updates with. You can print your postcards in MADI using RealMailers, and target these neighborhoods by address or zip code! Send 1 per week to utilize all of them.
Step #4
- Use the pre-built email newsletter template to keep your sphere up to date with industry trends, and stay top of mind. Found in kvCORE, this newsletter takes your database through 4 Florida real estate trends that each person should know. Send to 20 contacts per week!
Step #5
- Whether it’s door knocking or direct mail, sending the general flyer that encompasses all 4 data points will help build your presence and inform your audience. This is great for door-knocking, as it gives you a chance to give them a newsletter-like piece and connect over real estate trends. It can also be used as a direct mail piece, such as mailing to your farming neighborhood.
Step #6
- Pop-bys are an easy, effective way to stay visible and accessible by providing a personal touch. Bring the pre-made pop-by tags to homes in your farming area, and depending on the data point or content of the tag, you can conduct a door-knocking pop-by and check in! Each pop-by gives you exactly what you need to bring to the door, so use that to your advantage!
