    Data Point #1
Florida Awarded $209M for Rural Healthcare Investment

“Something interesting is happening in Florida that doesn’t always make real estate headlines, but it should. The state was just awarded two hundred nine million dollars to expand healthcare access in rural communities. That money is going toward new clinics, workforce training, telehealth, and mobile services.

Here’s why I pay attention to this from a real estate perspective. Healthcare access plays a huge role in where people choose to live and work. When communities invest in healthcare, it often leads to job growth, better quality of life, and stronger long-term stability.

For buyers and investors, this kind of funding can be an early signal that rural and secondary markets are being positioned for sustainable growth, not short-term spikes. It’s not an overnight change, but it’s the type of foundation that supports housing demand over time.

If you’re curious how investments like this could impact property values or future opportunities in your area, I’m always happy to talk it through.”

    Data Point #2
    Florida Tourism: 34.3M Visitors in Q3 2025

“Florida tourism is doing something pretty impressive right now. In the third quarter of twenty twenty-five, the state welcomed thirty four point three million visitors. What makes that number stand out is that Q3 is usually a slower travel season, yet it was the strongest third quarter we’ve seen since twenty twenty-two.

From a real estate standpoint, tourism isn’t just about vacations. It drives jobs, supports small businesses, and generates tax revenue that helps fund infrastructure and local services. When visitor numbers stay strong outside peak season, it creates more stability in the economy overall.

That consistency matters for housing demand, whether we’re talking about primary homes, second homes, or rental properties. Strong tourism plus continued state investment sends a message of long-term confidence in Florida’s economy.

If you’ve ever wondered how tourism trends connect back to real estate values in your neighborhood, that’s a conversation I love having.”

    Data Point #3
Pending Home Sales Signal Buyer Momentum Building

“One of the data points I watch most closely is pending home sales, because they tell us what’s coming next, not what already happened. Recently, pending sales jumped three point three percent month over month and two point six percent year over year, reaching their strongest level in nearly three years.

That tells us buyers are moving from watching the market to actually writing contracts. Lower mortgage rates and higher inventory are giving people more confidence and more options, which is translating into real activity.

This doesn’t mean the market is getting chaotic again. It actually points to something healthier. A more balanced environment where timing, preparation, and strategy matter more than rushing.

For sellers, it’s a sign demand is rebuilding. For buyers, it shows opportunity is opening up without the pressure we saw in past years. If you’re thinking about making a move, understanding this momentum can really help with decision-making.”

    Data Point #4
Rent Concessions Rise, Giving Renters More Leverage

“The rental market is shifting, and renters are starting to feel it. Right now, nearly forty percent of rental listings are offering concessions, and the typical asking rent dipped to around nineteen hundred twenty five dollars.

What that means in real terms is leverage. More supply and seasonal slowdown have created competition among landlords, and that competition shows up through incentives like reduced fees, free rent, or more flexible lease terms.

This isn’t necessarily about rents dropping across the board. It’s about renters having more negotiating power than they’ve had in years. Taking time to compare options and ask the right questions can make a real difference in affordability.

This shift also matters for investors and future buyers who are watching rental trends closely. If you’re renting, renewing, or planning your next move, this is a market worth paying attention to.”

How to Use This Month’s Marketing Drop

Here are 7 tasks for you to complete in order to make the most of this month’s marketing collateral drop!

    Step #1
    • Post at least 2 social media posts per week during the month. Switch them up between the video reels, static posts, and stories to stay visible. Each design is made uniquely to help you all differentiate your posts! You have over 50 social media designs, videos and static images, to choose from, so you can stay visible and share regular updates on social media.
      •  Use our social media captions to have an instant copy-and-paste caption for your post! These are also a great way to get the juices flowing if you’re thinking about what to write.
    Step #2
    • Create a green screen video on Instagram or Facebook and use our voiceover reel scripts! You can put a MADI design behind you, or a downloadable reel and use the green screen feature to talk about a market stat.
      • Click here for the marketing tip on how to use the green screen feature.
    Step #3
    • Utilize each of the 4 postcards to send to a particular sphere or community. This can range from a neighborhood you’re farming, a community you’ve sold in before, or your own neighborhood/community, which you want to share industry updates with. You can print your postcards in MADI using RealMailers, and target these neighborhoods by address or zip code! Send 1 per week to utilize all of them.
    Step #4
    • Use the pre-built email newsletter template to keep your sphere up to date with industry trends, and stay top of mind. Found in kvCORE, this newsletter takes your database through 4 Florida real estate trends that each person should know. Send to 20 contacts per week!
    Step #5
    • Whether it’s door knocking or direct mail, sending the general flyer that encompasses all 4 data points will help build your presence and inform your audience. This is great for door-knocking, as it gives you a chance to give them a newsletter-like piece and connect over real estate trends. It can also be used as a direct mail piece, such as mailing to your farming neighborhood.
    Step #6
    • Use door hangers for localized marketing! This is a way to stay top-of-mind in any neighborhood. Utilize our marketing stats by placing the door hanger in a farming neighborhood, your own community, or past neighborhoods you’ve sold in! You can utilize all 4 door hangers by going to 1 neighborhood each week.
    Step #7
    • Pop-bys are an easy, effective way to stay visible and accessible by providing a personal touch. Bring the pre-made pop-by tags to homes in your farming area, and depending on the data point or content of the tag, you can conduct a door-knocking pop-by and check in! Each pop-by gives you exactly what you need to bring to the door, so use that to your advantage!
