1. Florida continues to attract buyers from around the world, with Miami ranking as the most-viewed U.S. housing market among international buyers, Orlando ranking fourth, and Tampa ranking fifth. Hillsborough County has launched a $200 million Hurricane Recovery Program to help homeowners, renters, businesses, and nonprofit organizations recover from the impacts of Hurricanes Debby, Helene, and Milton. That’s pretty incredible when you think about how many markets there are across the country.

    It means demand for Florida real estate isn’t being driven by just one group of buyers. Along with people relocating from other states, we’re also seeing interest from international buyers looking for vacation homes, investment properties, retirement homes, and primary residences. That kind of broad demand is one of the reasons Florida continues to stand out, even as the market becomes more balanced.

    HILLSBOROUGH HURRICANE RECOVERY PROGRAM

    I wanted to share something that could be really helpful if you own a home in Hillsborough County. The county recently launched a $200 million homeowner recovery program for people whose homes were damaged during the 2024 hurricane season.

    Depending on eligibility, homeowners may qualify for funding to reimburse completed repairs, help pay for rehabilitation work, or even rebuild if the damage was severe enough. In some cases, assistance can reach up to $350,000.

    The reason I’m sharing this is that a lot of homeowners simply don’t know these programs exist.

    As REALTORS®, we don’t just help people buy and sell homes—we try to stay informed about resources that help homeowners protect one of their biggest investments.

    $115 MILLION INVESTMENT COMING TO MADEIRA BEACH

    Here’s a statistic that really caught my attention: a $115 million mixed-use development has officially been approved for Madeira Beach at John’s Pass Village.

    Now, at first glance, you might think, “Okay, it’s another hotel.” But I actually think the bigger story is the investment itself.

    Projects like this don’t happen unless developers have confidence in a community’s future. They’re making long-term bets that people will continue visiting, investing, living, and spending time in the area.

    The project will include a Marriott Tribute Collection hotel, new restaurants, retail space, public gathering areas, and improvements that will enhance one of the Gulf Coast’s most recognizable destinations.

    For homeowners, that’s important because major investments often contribute to stronger local economies, improved amenities, and increased long-term desirability.

    TAMPA BAY OFFICE VACANCY FALLS TO A FOUR-YEAR LOW

    I know this might not sound like the most exciting headline at first, but stick with me because it’s actually really good news for our local market. Tampa Bay’s office vacancy has fallen to its lowest level in four years.

    So what does that actually mean?

    It means businesses are continuing to lease office space, renew leases, and invest in Tampa Bay instead of leaving. That’s an important economic signal because healthy businesses help support job growth, attract talent, and create confidence in the communities where people live and work.

    When people ask me about the housing market, I always tell them that real estate doesn’t exist in a bubble. Housing is influenced by population growth, employment, business investment, infrastructure, and so many other factors.

    Step #1
    • Post at least 2 social media posts per week during the month. Switch them up between the video reels, static posts, and stories to stay visible.
